Michigan covers roughly 96,700 square miles counting its share of the Great Lakes, holds 83 counties, and is split into two peninsulas joined by exactly one road, the Mackinac Bridge. People here give directions by holding up a hand, and that is genuinely how the Lower Peninsula reads on a map. Metro Detroit is a dense grid of mile roads laid over heavy clay. The Thumb and the Saginaw Valley are flat, open farm ground where snow drifts across a field and closes a road faster than any snowfall total suggests. West Michigan runs from Grand Rapids out to a shoreline of sand and dune, sitting under the lake effect snow belt every winter. Up north the soil turns to jack pine sand and the county roads thin out into two-tracks. The Upper Peninsula is a third of the land area with a fraction of the people, forest and rock and some of the deepest snow in the eastern half of the country. Delivery planning here follows the season and the ground at least as closely as it follows the road map, because frost, thaw and approach decide what a truck can actually set down.

Metro Detroit and Southeast Michigan

Our highest volume region in Michigan. The depot is close, so the calendar sets the date more than the distance does. Typical delivery 1-2 weeks.

Metro Detroit is the busiest delivery map in the state and the depot sits inside it, so on most jobs the date is a scheduling question rather than a distance question. Everything here is laid out on the mile road grid, which makes an address easy to find and tells us almost nothing about the approach. That part we ask about. A tilt bed truck needs roughly one hundred feet of straight, level run to slide a 40ft container off, and closer to seventy for a 20ft. In older Detroit neighborhoods and in Hamtramck, Ferndale and the Downriver cities, that run often has to come off an alley or a narrow drive between two houses, and a mature street canopy or a low service line settles the placement before we ever load. Out in Canton, Novi, Macomb Township and northern Oakland County the constraint changes to lot grade and heavy clay, which greases up after a rain and sets hard by August. Winter adds one more: a plow bank across the driveway apron has to be opened before the truck gets there, not while it is idling in the street. Two scheduling notes worth planning around. The Woodward Dream Cruise takes the Woodward corridor out of service on its Saturday in August, so we work Ferndale, Royal Oak, Birmingham and Pontiac either side of that weekend. And late August move-in around Ann Arbor and Ypsilanti fills every road near campus, so we book those before or after. Contractors, restoration crews and remodelers are the steadiest buyers here, with homeowners in Oakland and Macomb close behind.

Lansing, Jackson and Mid-Michigan

The capital area and the farm country around it. Flat, open ground and short runs from the depot. Typical delivery 1-2 weeks.

Mid-Michigan is the easiest ground in the state to work on. It is roughly eighty miles from the depot on I-96, the terrain is flat and open, and most placements are a straight pull off a road with room to swing. Lansing and its ring of townships carry state government, a large auto and battery manufacturing base on both the west and north sides of the city, and the contractors who serve both. East Lansing swings hard twice a year on Michigan State move-in and move-out, and the property managers who work those weeks plan their containers a month ahead rather than a week. Jackson sits at the I-94 and US-127 crossing and pulls a mix of job site work, farm storage and small manufacturing. North of the capital, St. Johns, Ithaca, Alma and Mount Pleasant run corn, soybeans and dairy, and grain and equipment storage is the common ask. The one seasonal constraint here matters more than anything else on the calendar. During the spring thaw, county road commissions post reduced weight limits on gravel and secondary roads, which people here just call frost laws, and while they are up a loaded container truck is not going down a soft township road. They typically go up as the ground starts moving in March and come off when it firms, which varies by county and by year. If a March or April delivery matters to you, we plan the last mile before we book the date rather than after.

Flint, the Tri-Cities and the Thumb

Saginaw, Bay City and Midland, the Flint area, and the farm counties out on the Thumb. Typical delivery 1-2 weeks.

This region covers three things people here would never lump together, so we plan them separately. The Tri-Cities, meaning Saginaw, Bay City and Midland, run on manufacturing, chemicals and the river, and placements there are usually straightforward industrial or residential lots reached off I-75 or M-13. The Flint area and Lapeer County are job site and homeowner work, heavy on renovation and contractor storage. Then there is the Thumb, Huron, Sanilac and Tuscola counties, which is some of the best farm ground in the state and the part of Michigan that teaches you the most about delivery. The soil is a heavy clay that greases up fast after a rain, so a field entrance that carried a pickup an hour ago will not carry a loaded truck. We ask what the last quarter mile is made of and whether a tractor is nearby. Fall belongs to the sugar beet and dry bean harvest, when the roads fill with trucks from late September into November, so growers who want a container in place tend to order in summer. Winter belongs to the wind. There is very little to break it out there, and snow drifting across an open field will close a section road while the snowfall total still sounds modest, which is why snow fence lines run along so many of them. Along the Lake Huron shore from Port Austin down to Port Huron the work turns to marinas, cottages and boatyards, and the Blue Water Bridge keeps steady freight traffic moving through Port Huron all year.

West Michigan and the Lakeshore

Grand Rapids and Kalamazoo out to the Lake Michigan shore towns. Sand near the water, clay once you get inland. Typical delivery 1-2 weeks.

The west side is our second busiest map after metro Detroit and it splits cleanly in two. Inland, Grand Rapids, Kalamazoo and Battle Creek are dense enough that access is the question and the ground is firm clay loam, so placement is usually simple once we know the approach. Out on the shoreline from St. Joseph up through South Haven, Holland, Grand Haven, Muskegon and Ludington, the soil turns to dune sand. A container set straight onto sand will settle unevenly inside a season and the doors will stop swinging true, so we recommend pressure treated blocks or a compacted pad under the corners. It is a small step that decides whether the box still works right in year five. Winter is the other west side fact. The lake effect belt can put a foot of snow on Muskegon or Kalamazoo while Detroit stays clear, so we build slack into December through February schedules on this side rather than promising through it. The buyers here are varied: contract furniture plants and their suppliers around Grand Rapids, Zeeland and Holland, orchard and blueberry growers on the Fruit Ridge and through Van Buren and Allegan counties, breweries and food processors, medical device and pharmaceutical operations at Kalamazoo and Portage, marinas and charter operations on the shore, and the construction crews working one of the fastest growing housing markets in the Midwest. Two local weeks to schedule around rather than through: Tulip Time in Holland in May, and the summer festival stretch on the shoreline.

Up North

The northern Lower Peninsula, from Cadillac and Traverse City across to Alpena. Longer runs, so we set the date early and try to beat it. Typical delivery 2-3 weeks.

Up north means the northern Lower Peninsula, and anyone from Marquette will tell you it does not mean the U.P. The run from the depot is three to four hours before we start looking for the address, so we quote two to three weeks and work to beat it. Access is where this region asks its questions. Cottages, cabins and workshops sit at the end of narrow lake association drives, private two-tracks and roads posted as seasonal, meaning the county does not maintain them for winter travel, which is a real designation on a real sign and not a figure of speech. Around Grayling, Roscommon and the jack pine country the soil is a fine dry sand that a pickup crosses without noticing and a loaded truck sinks into, so we ask what the last quarter mile is made of every single time. Deliveries here also follow the calendar more than anywhere else in Michigan. Hunting camps want a container in place well before the November fifteenth firearm opener. Cherry country around Traverse City, Old Mission and Leelanau is jammed the week of the festival in early July, so we schedule either side of it. Snowmobile clubs, ski hills and marinas all buy for gear that has to sit unattended through a hard winter. One honest limit: Beaver Island is a ferry run out of Charlevoix and has to be arranged around the boat schedule, and Mackinac Island does not allow motor vehicles at all, so we cannot deliver there and will tell you that on the first call rather than the third.

The Upper Peninsula

Everything above the bridge, from the Soo across to Ironwood. The longest runs on our map and the ones we plan hardest. Typical delivery 3-4 weeks.

The U.P. is about a third of Michigan's land area with a small fraction of its people, and every delivery starts with the same fact: there is exactly one road link, the Mackinac Bridge. Once across, US-2 and M-28 carry the east to west traffic and US-41 runs up through Marquette to the Keweenaw. Marquette is over four hundred miles from the depot and Ironwood and Copper Harbor are well past five hundred, so we quote three to four weeks honestly, group runs where we can, and try to beat the date. When the wind comes up on the straits, high profile traffic on the bridge slows down or waits, and we build that possibility into the plan rather than promising around it. Winter here is a different scale of the same problem. The Keweenaw snowbelt measures a season in feet, not inches, and where the plow puts the snow determines where a container can physically go, so a December placement gets talked through in advance. Ground is rock, sand and cedar swamp in roughly equal measure, and a set of blocks or a compacted pad matters more with a deep frost line than it does downstate. The buyers are steady and specific: logging outfits and pulp mills, the iron country around Ishpeming and Negaunee, the mining and quarry operations, Michigan Tech in Houghton and Northern Michigan in Marquette, marinas and charter fleets, and camps at the end of a forest road with no address on it. Drummond Island is a ferry run out of DeTour Village and needs its own conversation before we book a date.

Rural, Remote or Off-Road Property?

We deliver to properties that are not on paved roads, regularly. Tell us the access situation: how long the drive or track is, how tight the turns are, and anything the truck has to cross or pass under.
